How It Works

How stamp duty is calculated in South Australia

SA charges conveyance duty on a marginal scale — each portion of the price is taxed at a progressively higher rate, much like income tax.

South Australia's stamp duty (formally conveyance duty) has used the same nine-tier marginal schedule since 2012. The rate starts at 1% on the first $12,000 of the price and steps up to a top marginal rate of 5.5% on every dollar above $500,000. Because it is marginal, only the portion of the price within each band is taxed at that band's rate — so the effective rate on the whole purchase is lower than the top rate.

For a first home buyer, the picture changes significantly. Buying a new home or vacant land, you pay no stamp duty at all, with no cap on the property value — a saving that can exceed $40,000 on a typical purchase. Buying an established home, you now pay the general rate: the temporary first-home concession on established dwellings applied only to contracts entered into up to 30 June 2026.

Stamp duty is a one-off cost paid at settlement, and it is genuinely significant — often the largest single transaction cost after the deposit. Factoring it in early is part of buying sensibly, which is exactly the kind of grounded, practical guidance we try to give every buyer we work with.
