We review your current agreement

We check your existing management agreement for its notice period and any end-of-agreement terms, so there are no surprises about timing or cost.

We handle the handover

Once you give notice, we coordinate directly with your outgoing agent to transfer the lease, bond, keys, condition reports and tenant details. You don't chase anyone.

Your tenant barely notices

We introduce ourselves to your tenant professionally and take over seamlessly. A good handover is invisible to a good tenant.

Switching, answered

Is it hard to switch property managers?
No. For the landlord it's genuinely straightforward — you give notice to your current agent, and your new agency handles the transfer of the lease, bond, keys and records directly with them. Most of the work happens behind the scenes.
Can I switch if my property is tenanted?
Yes. A change of managing agent does not affect the tenant's lease — the tenancy continues on exactly the same terms. Only the managing agent changes. Your tenant simply gets a new point of contact.
How much notice do I need to give my current agent?
It depends on your management agreement — commonly 30 to 90 days, though many agreements allow ending at any time with the required notice. We'll review your agreement with you so you know exactly where you stand before you commit to anything.
Will switching cost me money?
Usually very little. There may be minor administrative or handover fees depending on your existing agreement. Weighed against a vacancy avoided, a rent brought back to market, or maintenance handled properly, the cost of switching is typically recovered quickly.
When is the best time to switch?
You can switch at any time, but the smoothest window is between tenancies or well before a lease renewal. That said, if your current management is actively costing you, sooner is better than waiting — we can manage a mid-tenancy transfer cleanly.
